How does per-unit pricing work?
You only pay for the units you actively manage in PropertyManager each month. A unit is a single rentable space — an apartment, a single-family home, or an association lot. Vacant units you've marked inactive aren't billed.
Is there a minimum monthly charge?
Yes. Each plan carries a small monthly minimum so smaller portfolios still get full access to support and updates. Most landlords with a handful of units land right at the minimum and scale up only as they grow.
What's included in the free trial?
Every plan starts with a 14-day free trial of full functionality — no credit card required. You can collect a test payment, screen an applicant, and invite residents before you ever pay a cent.
Are there transaction fees for rent payments?
ACH bank payments are free for property managers and can be passed to residents or absorbed by you. Card payments carry a standard processing fee. Tenant screening reports are billed per report and are typically paid by the applicant.
Can I change plans or cancel anytime?
Absolutely. Upgrade, downgrade, or cancel from your account settings at any time. Plans are month-to-month with no long-term contract, and changes take effect on your next billing cycle.
Do you offer annual billing or non-profit discounts?
